Is this a home inspection?
No. A Property Report is a desk-based due-diligence document drawn from public records. It does not replace a qualified home inspector, lawyer, appraiser, or planning consultant — it tells you what to ask them.

How is the report generated?
We pull 20+ public datasets for the specific parcel, then use AI to synthesize them into plain-English sections. The output is structured and consistent across every report — no two are the same because no two properties are the same.

Which areas are live right now?
All 20 Vancouver Island municipalities are live now. Lower Mainland cities (Vancouver, Burnaby, Surrey, Coquitlam, and more) are coming soon. Email us with an address and we'll confirm before charging.

What if I order and the address isn't covered?
Full refund, no questions. We'd rather lose the order than send a report we're not confident in.
